Schedule: Mon-Fri 8am-5pm 1hr. lunch
JOB SUMMARY:
The Facilities Technician performs all general apartment and facilities maintenance under supervision of the Facilities Manager and/or Community Manager in a manner which ensures overall customer service satisfaction and optimum property performance.
DUTIES AND ESSENTIAL JOB FUNCTIONS:
- Assist with the inspection of the property and all common areas each morning to identify maintenance problems that require attention.
- Complete general maintenance and maintenance requests per company policy or as directed by
- Perform repairs on apartments to ensure proper operating conditions and appearance are to company standards for leasing and
- Paint apartments (if applicable).
- Secure, repair and maintain any equipment owned by the apartment
- Serve as on-call maintenance providing evening, weekend and holiday emergency service on a rotating
- Change all air-conditioning filters at least every six months and upon apartment turnover as
- Remain informed and report conditions that could have an impact on the ability to maintain an exceptional quality of living environment for our
- Assist in maintaining inventory and preparation of related
- Keeps storage facilities in an orderly, working
- Perform other duties as assigned by Facilities Manager and/or Community
Definition of General Maintenance:

- Replace bathroom and kitchen faucets
- Replace stems, seats and washer in plumbing apparatus
- Replace toilet seats
- Repair and replace ballcock in toilet tanks
- Replace toilet tank flapper
- Replace door hardware
- Replace thermocouples and pilot generators
- Mount and restore traverse rods
- Remove and install blinds
- Replace interior and exterior light bulbs
- Adjust time clocks on irrigation systems or lighting
- Oil re-circulating pumps every 60 days with 30 non detergent oil
- Dap or caulk bathtubs, shower, basins, sink and commodes
- Replace forced air and air conditioning filters
- Control pool temperature 76 to 80 degrees (where applicable)
- Control spa temperature not to exceed 100 degrees (where applicable)
- Fill nail holes, drywall repairs, touch up paint
- Install or re-install towel bars and accessories
- Troubleshoot and replace disposals
- Access drain backups and resolve
- Change light switches or receptacles
- Adjust or replace cabinet, wardrobe and shower door hardware
- Remove, clean or replace bathroom ventilating fans
- Remove, clean and replace exhaust fans in kitchen
- Adjust patio screen and glass door runners and locking devices
- Make minor repairs to all appliances e. stove, heaters, dishwashers, air conditioners and refrigerators
- Test smoke/carbon detectors on turnover of units
- Minor floor tile repair or replacement
- Remove and replace broken windows
REQUIRED KNOWLEDGE SKILLS AND ABILITIES:
- Ability to read, write, understand, and communicate effectively and professionally through verbal and written communication.
- Preferred experience in residential property
- Must have the ability to interact effectively with prospects, residents, peers and
- Knowledge in carpentry, electrical, HVAC, plumbing, painting, masonry and appliance repairs and installation (dishwashers, stoves, refrigerators, etc.).

DEPARTMENT OF REAL ESTATE (“DRE”) REQUIREMENTS:
This position does not require DRE licensing because it is exempt from licensing pursuant to CA Business & Professions Code §10131.01(a)(3). A condition of this exemption is that the DRE-related activities performed by this position must be under the supervision and control the Designated Officer of this position’s employer, along with the supervision and control of any DRE-licensed person to whom the Designated Officer gives responsibility for such supervision and control.
REQUIRED LICENSES/CERTIFICATION:
Must possess a valid driver’s license; maintain current auto insurance and an acceptable driving record.
EDUCATION/EXPERIENCE:
High School diploma or GED equivalent.
PHYSICAL REQUIREMENTS:
Frequent standing, sitting, walking, stooping, bending, twisting, kneeling, squatting, simple grasping (tools), power grasping (tools), fine hand manipulation (keying/moussing), reaching, climbing stairs, occasional pushing or pulling, stretching and occasional crawling. Occasional lifting or carrying objects of up to 40lbs and occasional lifting or carrying objects over 40lbs with assistance.
EQUIPMENT/MACHINERY:
Basic hand tools and small power tools, ladders, hand truck, electric test meters, power vacuum, mops, brooms, paint, and golf cart.
